Knowing When a Repair Is Enough

A leak does not automatically mean a new roof, and if the remaining roof is healthy, a targeted repair is often the sensible and economical choice. Common culprits include a rubber pipe boot that has cracked in the sun, a run of step flashing that has pulled away from a wall or a handful of shingles lifted by a strong gust. The challenge is locating the true source, because water rarely drips directly below the point where it enters. It can travel along the deck or a rafter before showing up as a ceiling stain several feet away. Our approach is to start in the attic where possible, follow the water trail upward and then confirm the entry point from the roof before any work begins. Once the cause is clear, the repair is usually straightforward: a new pipe boot, reset or replaced flashing, or matched shingles sealed down properly. We photograph the problem and the completed repair so you have a record of both. There are times, though, when a repair is not the best use of money. If the shingles are brittle, granule loss is widespread or damage spans several slopes, a patch may only delay the inevitable, and in that case we explain the tradeoff clearly so you can plan a replacement on your own timeline.
